The service

## What flat roofing involves

### What it is
We install and repair flat roofs using three proven systems: torch-on felt, GRP fibreglass and EPDM rubber. A new flat roof includes stripping the old covering, checking the deck, adding insulation where needed, and finishing edges, trims and upstands so water runs off rather than sitting.

### Who it's for
Homeowners with kitchen extensions, garages, porches, bay windows and dormers, plus businesses with flat-roofed units and shops.

### When you need it
When the felt is blistered or cracked, water pools after rain, the ceiling below shows stains, the deck feels soft or spongy underfoot, or the roof has been patched more than once.

### Why use a professional
Flat roofs fail at the details: edges, upstands, outlets and joints. A correct fall, a sound deck and properly finished trims are what keep them dry, and they need experience to get right.

Don't leave it

## What happens if it's ignored

### Rotten decking
Water trapped under failed felt soaks into the timber or OSB deck, which then has to be cut out and replaced.

### Leaks into the room below
Extension and kitchen ceilings are often the first to show damage, along with electrics in the ceiling.

### Ponding makes it worse
Standing water accelerates the breakdown of old felt and finds every weak joint.

### Repeat patch repairs
Patches over a failed roof rarely last more than a season or two.

### Common mistakes we see

- Painting a coating over failed felt and hoping it holds.
- Ignoring a soft spot in the deck until it gives way.
- Choosing a system without considering foot traffic, shape and budget.
- Leaving blocked outlets and gutters that make water pond.

We recommend what suits your roof, not what's easiest for us.

In detail

## Flat Roofing: materials, methods & options

### Torch-on felt
Modern multi-layer torch-on felt is a big step up from the old single-layer felts of the past. It's cost-effective, robust and well suited to garages and outbuildings.

### GRP fibreglass
GRP is a resin and glass-fibre laminate laid over a solid deck, creating a single seamless, hard-wearing surface. It's ideal for extensions, dormers and roofs that see occasional foot traffic, and it gives a very neat finish, one customer in Scunthorpe swapped years of felt patching for a new GRP kitchen extension roof.

### EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet. It copes well with temperature changes, stays flexible and suits awkward shapes and larger areas, including commercial roofs.

### Warm roof and cold roof builds
Where an extension feels cold or suffers condensation, we can discuss upgrading to a warm roof build with insulation above the deck. It keeps the timbers warm and dry and helps the room below stay comfortable.

Questions

## Flat Roofing FAQs

### How much does a flat roof cost?
Cost depends on size, the system chosen, deck condition and access. We give a free written quote after inspecting the roof.

### Which is best: felt, GRP or EPDM?
Each has its place. GRP suits extensions and dormers, EPDM suits larger or awkward areas, and felt is a cost-effective option for garages. We'll explain which fits your roof.

### How long does a flat roof take to replace?
Most domestic flat roofs are completed in one to two days, weather permitting.

### Can you repair my flat roof instead of replacing it?
If the deck is sound and the damage is local, yes. We'll tell you honestly if a repair will last.

### How long does a flat roof last?
Modern GRP and EPDM systems last considerably longer than traditional felt when installed and maintained properly.

### Why does water sit on my flat roof?
Usually a poor fall, sagging deck or blocked outlet. We fix the cause as part of the new roof.
