The service

## What new roofs & re-roofs involves

### What it is
A re-roof means stripping your existing roof covering back to the rafters, checking and replacing any rotten timber, then laying new breathable membrane, new treated battens and new tiles or slates. A new roof is the same process on a new build or extension. Ridges, verges, valleys, leadwork and gutters are all renewed at the same time, so every part of the roof is finished to the same standard.

### Who it's for
Homeowners with an ageing roof that leaks in more than one place, landlords who want to stop recurring callouts, buyers whose survey flagged the roof, and commercial owners, our recent work includes a full re-roof of a local gym, with new guttering, fascias and felting.

### When you need it
When tiles are slipping faster than they can be replaced, the old felt has perished and is crumbling into the loft, battens are rotten, the roof line has started to sag, or repairs over the last few years have cost a significant chunk of what a new roof would.

### Why use a professional
A re-roof is the biggest job your house will see. Getting the membrane laps, batten gauge, ventilation and fixings right is the difference between a roof that lasts generations and one that fails early. Working at height on a stripped roof also needs proper scaffolding and experience; it is not a DIY job.

Don't leave it

## What happens if it's ignored

### Water reaches the timbers
Once the felt underneath has failed, every slipped tile lets rain straight onto rafters and joists. Wet timber rots, and rotten timber is far more expensive to replace than tiles.

### Ceilings and insulation get ruined
Leaks soak loft insulation, which then stops working, and stain or bring down plaster ceilings in the rooms below.

### Damp and mould spread
Persistent moisture leads to black mould on ceilings and walls, damaged belongings in the loft and a musty smell through the house.

### Repair bills keep stacking up
Patching a roof at the end of its life is money spent on a problem that keeps coming back. Several callouts a year soon add up.

### Common mistakes we see

- Spending year after year on small repairs to a roof that has reached the end of its life.
- Choosing the cheapest quote without checking whether it includes new membrane, battens and leadwork, or just new tiles over old problems.
- Re-using brittle old ridge tiles and mortar, which then fail within a few winters.
- Leaving gutters, fascias and soffits for later, then paying for scaffolding twice.

What you get

## Benefits of doing it properly

### Decades of protection
A properly installed new roof removes the cause of leaks rather than chasing symptoms.

### End the repair cycle
No more emergency callouts every time the weather turns.

### Better energy performance
A re-roof is the ideal time to improve loft ventilation and insulation.

### Adds value
A new roof is a big plus on any survey and makes your property easier to sell.

### One job, one team
Gutters, fascias and soffits can be renewed while the scaffold is already up.

### Honest advice first
If repairs are all you need, we'll say so, even if it means a smaller job for us.

In detail

## New Roofs & Re-Roofs: materials, methods & options

### Tiles and slates we work with
We fit concrete interlocking tiles, clay plain tiles and natural or man-made slates. Concrete tiles are the most common choice in Grimsby, Hull and Doncaster because they're durable and cost-effective. Clay and natural slate cost more but suit period and character properties and can last considerably longer.

Where your house sits in a terrace or conservation area, we match the new covering to neighbouring roofs so the street keeps a consistent look.

### Breathable membrane and ventilation
Modern breathable membranes let moisture vapour escape from the loft while keeping driven rain out. Combined with correct eaves and ridge ventilation, this prevents condensation, one of the hidden causes of rotten battens and damp insulation in older homes.

### Dry ridge and dry verge as standard options
Rather than relying on mortar that cracks and washes out, we can fit mechanical dry ridge and dry verge systems during a re-roof. They're screwed and clipped in place, cope with movement and need very little maintenance.

### Residential vs commercial re-roofs
Domestic re-roofs are usually completed in days, depending on size and weather. Commercial roofs - shops, gyms, industrial units - often involve larger areas, different access and keeping the business running while work goes on. We plan the work in sections so the building stays usable and protected throughout.

Questions

## New Roofs & Re-Roofs FAQs

### How much does a new roof cost?
It depends on the size and pitch of the roof, the tiles or slates you choose, timber condition and access. We give a free, itemised quote after inspecting the roof, so you know exactly what you're paying for.

### How long does a re-roof take?
Most domestic re-roofs take a matter of days once the scaffold is up, depending on size and the weather. We'll give you a clear timeframe in your quote.

### Do I really need a new roof, or can it be repaired?
Often a repair is enough. Jay will tell you honestly whether a repair will do the job before recommending a full replacement.

### Can I stay in the house during the work?
Yes. The roof is stripped and re-covered in sections and kept watertight at the end of every day.

### Do you replace gutters and fascias at the same time?
We can, and it usually makes sense: the scaffolding is already in place, so you save on a second setup.

### How long will a new roof last?
A well-installed concrete tile roof typically lasts many decades; clay and natural slate can last longer still. Correct membrane, battens and ventilation make a big difference.

### Can you come out in an emergency?
Yes. We're available 24/7, day and night, seven days a week. Call Jay on 07882 025685 and we'll make the roof safe and watertight as quickly as we can.

### Do you cover my area for new roofs & re-roofs?
We're based in Grimsby and work right across Hull, Doncaster, Cleethorpes, Immingham, Scunthorpe, Louth, Beverley, Goole and the villages in between. If you're unsure, ring us and ask.
